Hey there everyone. I’m John Cannon. I’m the owner of Envy Property Solutions LLC, and I buy houses right here in the Reno area. And today I want to talk to you a little bit about how to stop property tax foreclosure here in the Reno area. Hopefully by the end of this video, what you’re going to be able to do is you’re going to be able to learn exactly how to stop that or how to avoid it, and what to do in case you’re right there at the end of the timeframe. So just stick around, and hopefully, you might learn something from this video. Hopefully, you can actually stop property foreclosure on your tax-delinquent house.

So, just a little bit of backstory about it is if you’re watching this video, you might already be in that bracket to where you’re already behind in property taxes or you’re just barely getting behind, or somewhere in between. Whether it’s one year behind or three years behind, when it gets to be three years, then that’s when you need to start worrying and the county is actually going to seize your property. So, let’s just jump right into it and figure out exactly how to stop property tax foreclosure on your house.

The first thing is obviously, and this seems like a no brainer, but you obviously want to pay them. If you can pay them… I do apologize for my handwriting. It’s terrible. I’m sorry about that. But anyway, if you pay them, that stops everything. That stops the whole process, and they will stop proceeding with foreclosure on your house or your property. But what if you can’t pay those? Then that’s when this is not an option.

So then, maybe the next one, is if you can make it work, you file for bankruptcy. Obviously, you want to talk to a bankruptcy lawyer and see what they want to do with it. Obviously, if they can help you with that. Basically what happens if you do that, you’ll freeze your property taxes on your house or property and you won’t have to worry about them until you then have to… Well, they’ll set up some kind of timeframe with you to pay them off. Or when you sell the house or property, it’s going to go from there.

The next one is to talk with the county. Just talk with the county. They’ll be able to help you out a little bit. They might be able to grant you an extension or they might tell you, “Tough,” or “Sorry, we can’t help you,” or “Nothing we can do. Your house is going to auction on the 9th of April,” or whatever. But anyway, just talk with them, see what they can do. Maybe they might be able to work out a payment plan for you. Maybe they can figure out something.

However, if that doesn’t work, then there’s really not much else you can do. Either try and file for bankruptcy at that point or pay them if you can. If you can’t pay them, obviously that’s why you’re in this whole situation. And then if all else fails and you can’t do anything else with it, you’ve talked to the county, they won’t be able to help you. You can’t file for bankruptcy, you can’t pay them, why not talk with a realtor and try and list the property?

If they can help you out, great. With a realtor, you might have to pay the taxes with the proceeds of your house, and then that will basically completely wipe everything out and you won’t have to worry about it anymore. However, what about if your house is in such disrepair that you can’t do that because you haven’t been able to fix up the house for a long time, the maintenance has been deferred, whatever the reason, and you can’t list it with a realtor. Then what? I mean obviously, if you want to do something with that, then you might be talking to me or my team or something like that with us, and hopefully, we might be able to work out a solution for you.

Either we’ll offer to buy the house from you. Obviously we are going to give you a cash offer, so it’s going to be a little bit lower than a traditional realtor sale or market sale and stuff like that.
